Fulfil the dream of a home of your own – the big new construction project

Taking the step to build your own home involves many decisions for building owners – no matter whether you have a turnkey house built for you or manage your own construction project. The decisions you make now will determine how you and your family will live in the coming years. In addition to major decisions, the path to a home of your own also involves a major financial investment. Aspects that play a significant role in the integrity and durability of the building should therefore especially high on the list of priorities during the construction planning. Frequently however, the roof does not take first priority with building owners, although it is the crown of your house and protects your home from above for many years.

Why choose a pitched roof? – The benefits of steeply inclined roofs

pitched roof DOMINO

The shape of the roof is decisive for the style of a house. But the decision to use a pitched or flat roof should not be made solely on the basis of visual considerations. Many of the benefits of a pitched roof are due to its physical attributes and are therefore obvious.

  • Higher degree of protection from the effects of the weather
  • More protection from winds and storms
  • Flexible living space expansion with attic conversion
  • Longevity with low maintenance expenditure
  • Greater protection from cold and heat
  • Better sound insulation and noise protection
  • Healthy interior climate thanks to rear ventilation
  • Easy installation of photovoltaic and solar systems

The structure of a pitched roof

roof structure

Roofs can take many different forms – the gable roof, hip roof or pitched roof for example – but the structure of these roofs is very similar. In most cases, the roof is constructed in four layers. They provide reliable insulating, weather and temperature resistant protection based on the "onion principle".

The outermost roof layer is the so-called roof seal or roof skin. As the outer shell, it is the visible part of the roof that protects it from all weather conditions and frequently consists of clay roof tiles or concrete roof tiles, depending on the roof type. This roof covering is usually hung on roof battens that form the second roof layer from the outside. Additional material (supplementary measures for the sub roof) that reflects the demands placed on the roof covering is installed with the roof battens. This can be either be a pressure resistant or a dimensionally stable underlay. A dimensionally stable underlay is understood to mean trussing and sub-roof membranes.

The third layer of the roof construction is the roof insulation, which is essentially installed on top of, between or under the rafters. Which type of roof insulation is most practical mainly depends on the roof shape. The roof framework itself is ultimately the final, load bearing part of the roof. It forms the subframe which is generally made of wood and provides stable support for the entire roof structure.

Roof shapes

mansard roof PREMION
Pitched roofs are not all alike. In addition to the widespread gable roof, there are several other roof shapes such as the linear shed roof or the classic hip roof. The roof makes up about two thirds of the building shell and its style strongly impacts building character. However, the different shapes not only vary in appearance but in terms of living space use, costs and characteristics. In addition to personal taste and the style of the building, the local building area regulations must be taken into consideration in the selection of the roof shape.

Dormers

Dormers create additional living space, bring light into spaces with sloping ceilings and provide natural ventilation of attic rooms. Even dormers have different types and shapes that impact the look of the roof and the house.

Clay roof tiles in clay
A roof protects the building and the masonry from environmental and weather influences. It must withstand wind, moisture, solar radiation and extreme temperatures. Various materials come into consideration for roofing. Clay roof tiles, concrete roof tiles, metal roofs such as aluminium, copper or zinc, slate and other natural stones, fibre cement or even green roofs. Great demands are placed on roofing material so they can withstand the various situations during the lifetime of a roof. However, not every material is suitable for every location and every building type.

What factors influence the cost of a roof?

Office Work Man with Calculator, Pen and Note

New construction of a roof requires careful calculation, depending on the design, roof material and craftsmanship. After all, no two roofs are the same. Online tools are available for example, which laypersons can use for cost calculation. The relevant factors include the roof area, the quantity of roof material and insulation as well as possible state subsidies and other criteria. Thorough roof planning must consider and evaluate many details.

  • What is the roof shape – shed roof, hip roof, gable roof or another roof type?
  • Which roofing material has been chosen – e.g. high-quality clay roof tile or economical concrete roof tile?
  • Will custom production be needed or will a product from the extensive CREATON standard product range suffice?
  • Must regional characteristics such as increased snow load protection be taken into consideration?

In addition to roof material, accessories are also reflected in the cost calculation. Looking ahead, a higher initial investment in material can be quickly amortized with clever planning and also serve to maintain the value of the new design.

Bear in mind: Effective cost planning not only includes the visible roof material, but also takes all incidental work into account as far as possible. The use of tradesmen can vary according to the complexity of the desired roof shape. A serious cost proposal should definitely be obtained from the company in question. Due to the uncomplicated installation of CREATON products in combination with smart CREATON accessories solutions, forward looking material selection also offers a considerable savings potential in terms of skilled labour costs.
